How Much Does It Cost to Open a Gyro Hut Franchise?

Short answer: opening a Gyro Hut franchise takes an estimated total investment of $257,610 to $637,115, including the $45,000 franchise fee. That is the full range from Item 7 of our Franchise Disclosure Document (FDD) — here is every line of it, plus what you pay after opening and what our restaurants have actually sold.

The Item 7 Breakdown

ExpenseLowHigh
Initial franchise fee$45,000$45,000
Leasehold improvements$75,000$300,000
Furniture, fixtures & equipment$60,000$125,000
Computer & POS system$3,500$6,500
Signage$10,000$25,000
Insurance (initial)$3,000$5,000
Grand opening advertising$5,000$10,000
Initial inventory$10,000$15,000
Utility deposits$1,000$3,000
Lease & security deposits$7,000$17,500
Licenses & permits$1,500$3,585
Professional fees$5,000$15,000
Additional funds (first 3 months)$31,610$66,530
TOTAL$257,610$637,115

Two things to know: the estimate assumes you lease your space (it does not include buying real estate), and the biggest swing factor is leasehold improvements — a second-generation restaurant space costs far less to convert than a raw build-out.

What You Pay After Opening

  • Royalty: 5% of gross revenues.
  • Advertising fee: currently 2% of gross revenues (the FDD caps it at 3%).
  • Local advertising: a minimum of the greater of $1,000 per month or 1% of gross revenues.

What Do Gyro Hut Restaurants Sell?

Our FDD’s Item 19 reports the 2024 gross receipts of the three affiliate-owned Gyro Hut restaurants that were open for the full year: $1,840,507, $1,678,386, and $1,104,213. These figures are unaudited and represent gross receipts only — they are not a promise of future results, and individual results may differ. They are, however, real numbers from real stores, published in a federal disclosure document.

What the Investment Includes

  • A protected territory with a 3-mile radius.
  • Training in Sugar Land, Texas — classroom and on-site.
  • A proven menu of New York-style, 100% halal gyros, platters, and fresh juices.
  • Opening support and a growing system of 13+ Houston-area locations.

A Note on Financing

Gyro Hut does not offer direct financing (FDD Item 10). Most franchise owners fund through SBA loans or private lenders — and the Item 7 breakdown above is exactly the document those lenders ask for.
